Welcome to the world of Sub2's and Lease/Options......................we've got kool-aid but not a cool view like Jon's avatar..obtaining the title is easy, just get a general warranty deed and have it conveyed and notarized, if your curious what they look like then ask them for theirs and copy it with the exceptions of the names of course.

So, I'm hoping you can help translate some of the legalese in this clause of the lease our attorney provided us (his standard version):"If more than one tenant has an interest in the security deposit and one tenant vacates the Premises prior to the termination date of this lease and the other tenant remains, the vacating tenant may not transfer his/her interest in the security deposit to the remaining tenant unless we receive a notarized statement by the vacating tenant indicating that the vacating tenant waives his/her interest in the security deposit."

the fastest date I can legally have her out.Inform her (in writing) of this move-out date and offer to pay her $XXX to be gone on or before then.Prepare a simple one-page Lease Termination Agreement to be signed by tenant indicating she has voluntarily moved out in exchange for $XXX in compensation, further asserting she is terminating her month-to-month lease, has returned all keys, and will not be reentering the premises, upon pain of committing trespass.Have tenant bring keys to attorney's office, sign/date/notarize the Agreement, and receive her $XXX in certified funds.The minute the tenant is done signing at the attorney's office, I'd be changing the locks.Good luck!

I did not have to sign anything, get anything notarized, fax anything, nor did I have to travel anywhere.My question is this: If I wanted to flip the property for a quick profit via avenue like ebay, how would I go about having the deed recorded in the buyer`s name for him, without needing to travel(other than perhaps, to the local notary public and Post Office), since the property is nearly 600 miles away from where I live?

SFR's, regardless of owner occupied or not, are valued based on comps.A far as a National average of cap rates (even if sfr's were measured that way), would do you absolutely no good.
