While there are some general contractors out there that are great project managers- most are construction managers at best (they understand what needs to be done in what order to complete the project- which is also vital!).

I give the JV the address so they can look it up on the net, the Figures, the ACV/BPO, the UPB, the Monthly PI amount if I'm planning a Modification on the loan for an exit the interest rate, things like that so JVs have a good grasp on what I'm getting them into and we split 50/50 on the profit.

There were a lot of illegal modifications done in the house and would require several inspections and scheduling with the coned to add meters takes a long time.

If you're obligated to get historic committee approval for interior modifications that's a whole different animal but judging from the pics the interior has been updated already so I doubt that's the case here - but make sure.
