A goal of making 75k annually from large multifamily is great, but that sounds like a goal that is several goals ahead of where you are.  

If your not that fond of your family then go ahead and take the risk.

But the bigger take is, whether the agreed upon commission is $1,000 or 6% or $250,000 for a $50,000,000 listing, as the seller that amount is arranged ahead of time, and therefore, from my perspective, has no bearing on which "pocket" it goes into.

LOC= Short term cash needsFixed rate= long term cash needs.Down payment would be a long tern need unless are buying under market value or improving value where you can refi with cash out paying back the short term vehicle like a LOC. 

.- Agreed, I'm just an interested buyer, the only potential opportunity I have is I'm an interested buyer who is ahead of the rest of the interested buyers with the hope that the trust would be open to an off-market sale to me.

In any case, investing ahead of a path of progress is one of the tried and true recipe for investing in real estate profitably.

So getting ahead of the curve is a good thing for any investor.
