For my taste I want my house-hacks to be house-hacks and my BRRRRRs to be BRRRRRs and I NEVER want to HAVE to live in a 4-plex while I fixit up with Hard Money so that when I refinance it off of my FHA 3.5% down loan onto a 75% LTV conventional loan I hope I've added enough value to pay back all the debts AND have the equity.

It would be hard to know what the market will be up to in 3-5 years so you will not be able to make this decision now but if I were in your position I would own it like you might rent it-- that means no huge upgrades on things that are specific to your tastes-- and get to know what your real costs would be if you were to rent it, including using a property manager.
