The hard part for me is getting a reliable list of names. 

One reason I don't predict a major crash again well a few.. and why I think fence sitters may get a sore butt.is that so many of the NEW crop of landlords are better prepared than pre 08  they have more money into the deals they are far more educated.. the turn key business is far more mature and reliable than pre 08... so that helps those markets. financing has been locked in at historic lows 5 % and under long term money is ridiculously good.. also this crop of landlords had the best buying seasons ever coming out of 08 to 2011.. so asset values were reset to under replacement values and under by a long shot in some markets.. 

What are some reliable sites that you all (property managers and/or Landlords) use to screen a tenant?

We had a reliable renter already lined up so didnt have to worry about the search or vacancy. 

Will they tell me whatever i can manage to do but profits them the most or are they a reliable source to discuss my money management?  

We don't do them at US Commercial, but refer them out to a reliable source.Best of luckStephanie

You won't get a reliable answer so I wouldn't bother asking.

For one agreed upon price, the builder will buy the land, prepare the land, build the house, insure the project themselves, and then once finished, turn the house over to me once I've paid off the balance.The question for anyone out there with some experience doing this in MN, which builders offer the best value and are the most reliable?

If you can reliably do that, I would much rather pay the 4.3% to the bank so I can get another rental that gets me 12%.
