This maybe a little different than the other post I have read, but why not buy him a nice floor fan and ask if it will suffice the trade of removing the window unit.

Those techniques may suffice for smaller properties, but when one gets involved with larger residential or just about any size commercial investment, I don't see how you can commit a serious amount of cash without performing such an analysis as part of your decision-making process.

A basic one page or two page purchase Contract will suffice.

Personally, 6-12 months of reserves will suffice.
