Corporate and Real Estate Attorneys can be expensive but they are there to strategize on your behalf to help you navigate legal waters which could in the long run cost you your home, your business, and basically your financial life.

Most people just think of the payment going up and its scares the heck out of them so they will emotionally pick the 30 year fixed however the 5/1 ARM if used strategically with a couple contingency plans like rent, sell, lease option, refinance, etc then you'll be fine as long as you're okay with your contingency plans.Its always better to make decisions logically and pragmatically than emotionally which leads to doom most of the time.

You'll better serve your Father by looking at his business from a strategic perspective rather than merely adding technology and automation. 

With that said, my partners and I have made a strategic decision to begin with Wholesaling. 

I do recall people in Vegas were the banks were doing big time drop bids.. they would do a strategic default then have a schill show up and buy the home  then buy it back from them.. and there is another her in Oregon that I don't wish to make public.And I bought a property last year were the bank had fouled up the foreclosure in WA and then just sent the owner the deed.. he had not paid a payment in 7 years.. 

I am looking to learn from other contributors and fellow members when it comes to the many ways you can strategize your approach to investing.

And the same can be said about a "bad" neighborhood - it can become much better over time - especially if it's strategically located.
