Thanks Cliff for these links , forgot to mention this is on a owned 4plex with $60k per year income so adding some improvements like Smart home energy monitoring and sustainable energy devices that will allow me to increase rents by 10% since we can show Tenants a 30% savings to them on utilities. last year did double pane windows that lowered tenants bills and reduced most outside noise.
