There are very specific things you can and can't (shouldn't) do as either. 

I’m sure it’s location specific but $6,000 sounds way too much.

The restrictions, requirements and timelines on these are very specific and one mistake can be very costly. 

That being said, there's no way your tenant will be happy with the increase so you may take that into consideration.

For the reasons stated above, it made sense not to advertise the loft as a bedroom because there's no door and considerably less privacy (we do have egress via large windows).
