I’d look up chemical/soap suppliers in the area, especially if you can figure out who the supplier is for those car washes.

@Logan Jones Here in Columbus, I had a tenant's kid pull the soap dispenser off the wall and not tell me about it. 

Since the anniversary dates are May 01, I would not bother trying to break or replace the current lease and simply renew under your own lease.The security deposits and any accrued interest (if you are required to accrue interest on deposits) should be transferred to you as an adjustment at Close.  

I'm 32, married (1st anniversary in October) with 2 dogs, 2 cats and no kids (yet).

I'm coming up on my 1 year anniversary (March 31st) of retiring from my Corporate job and doing real estate investing full time.

Here in Chicago, demographics are extremely segregated and violence along with it, enough so that I'm surprised the federal gov't hasn't made more of an issue of the segregation (but that's a soap box for me to stand on in a different thread).
