By the way I never had problems finding tenants in the winter - there is much less supply which you would have to compete with.

Impossible to say for sure without seeing a picture but most likely there was a loose connection at the screw terminal where the supply wires attach to the breaker.

(Everyone seems to think this, not just you.)Here's a page from Cleveland Tenant Rights saying the landlord can require the tenant to pay water as long as it's separately metered: http://www.clevelandtenants.org/for-tenants/tenant...Here's a page from Garfield Heights specifically, saying the same thing: https://www.ghmc.org/renting/renting-basics/rights...You must supply water, but you also must supply heat and electricity.

If water is an issue you can set something up by running a hose from a neighbor to your main water supply that comes into the house if others have water.

Things can be delayed but quality triple net deals are in short supply so he might lose out on what he finds if he has to wait to close on the sale of three separate properties.In reality, you are offering him a great opportunity if he truly wants to sell the properties and do a 1031 exchange for them all.
