I do Zillow rental manager (which posts to a handful of sites) and FB marketplace.  

This can be done by using sites like AirDNA, or by clicking on Airbnb/VRBO and seeing what similar properties are renting for and how booked they are at what rates. 

You'll be better served by just setting cash aside earning 5% and looking to refinance later on.

@Matt Rodak runs the site and I have met him a few times and had a number of discussions with him (more from the investor side not from the flipper side).

Its a gamble to go the permit route or not in Philly and absolutely matters the neighborhood/your neighbors as they are usually the folks that will call L&I on you OR if your property is near other construction sites where inspectors would be traveling to/from.

Thank you Mike - we've certainly been a bit conservative lately on the bridge front, which has served us well as a lot of competitors have stretched and gotten into trouble, planning on cautiously but smartly expanding and improving on the bridge front soon

but, that's myself and you'd be best served digging through things to come up with your own because the journey alone will give great knowledge and insights to better understand the "machine" of it all.
