So, if the rent AND this bill are not paid the balance is "unpaid rent" and you simply evict for nonpayment of rent which is cookie-cutter. 

Now, you can simply reverse engineer that #, or better yet have auto-calc that does that.

I assume there are always the crazies, but hoping this area is at least a little more low-key- And I'm sure there are a ton I simply don't yet know to ask!

Bottomline is that you are unlikely to "win" a suit against the city and even if you did, the legal costs would be very high.

Also, even though you may have to return the full deposit due to a technicality, you should still be able to put them in collections and/or seek a judgement.Honestly, I would try to find a win/win.

Or "simply cost of doing business", they keep repeating - (an unprofitable business, it seems to me, but maybe I am just inexperienced?).

I haven’t run the credit checks yet because I normally would simply reject when I was informed the required credit scores weren’t met.
