The other requirements in the listing such as credit score, rental history, etc would remain unchanged. 

Rates on a DSCR are in the high 6s if you have a good credit score and experience.

I also have zero debt (student loans paid off, bought and paid off multiple cars, etc), but my credit score isnt amazing just mostly cause of lack of accounts (lets call it around 620 fico 8, higher on credit karma).  

However, I offered them only $7500 down and got a rate of 3.5% on owner financing.I have another deal I'm working on that is a 53 unit portfolio that the seller will carry the note and is giving me incredible terms. 

Highlighting your extensive experience and strong FICO score will also be beneficial.

On investor products we would be maxed at 75% depending on the documentation type / fico score for the borrower. 

I'm in escrow on a duplex, my credit score is high 750+, I'm a W2 employee, and I plan on keeping this duplex for more than 10 years.

Quotes vary based on credit scores, points and other factors.The lower rates haven't quite had a foothold in the market yet, meaning active buyers don't have much competition...yet. 

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?
