When you say the loan will be in your names, do you mean they are only investing the down payment and then you will all be getting a mortgage together for the rest?  Or

I only ask because your description says "partially restored".

If she needs to disturb the lawn to anchor it I would  say ok as long as you are willing to restore it. 

That being said, I think the disruption on the supply side could take longer to restore, which could negatively impact everything, particularly if the outbreak is not contained evenly across the world.

Refi the SFD to a Conventional loan, which restores your full entitlement, then buy the 4-unit with no money down (or you can put down 5% if you want to lower the funding fee).Make sure you are working with a rockstar LO that knows what they are doing.
