I can say that one of the most frustrating things with buildium was the way the interface is designed, which is that each field on a page requires a refresh of the whole frame when you change something.

It's akin to having a place in central Paris (but in Chile so not quite the same prices...).We are doing a huge maintenance and refresh of the apartment since it was initially remodeled in 2006 (before we bought in 2010).

Gotta say, when I see newer investors passing on what I have been drilling away at about seller financing, it's very refreshing to see, as in Curt's first post.Seller financing doesn't add value to real estate, nor does it make a deal out of a property just because it's offered or can be done.

HI AJ,It looks like it could be a good moneymaker for you.Nice roofs, nice dark parking lot.I looked at the website for it--If it were mine, I'd change those pics out for modern ones and maybe refresh the site with a new one that showcases the property better.Maybe a 3d walk around camera shot for each unit type (maybe use a local service for this.If it were mine I'd use only low VOC paint on turns, if the maintained shed has high VOC paint, I'd try to sell it to a flipper.$100,000 down on a $2M deal for a (looks like) good roof, sealed and striped parking lot, new painted multi-family seems like a steal.I like this style of apartment with the connected upstairs walkways, they seem to attract long term //forever// renter types.And a pool too...

I some places (CA or near water) we have gross rats resistant to poison. 5 gallon bucket with plank and peanut butter works but you have to keep emptying and refreshing.
