I know OC is doing a lot of off season promoting and events, but by the calendars of the STRs I've looked at, it still doesn't look like most properties are booked then. 

@Kaleb Phillips an agent promoting their industry, no surprise.Problem with it, is that agents are transaction based. 

., is this something that sounds within acceptable ranges or am I missing a piece of the puzzle here? 

Do you believe the real estate agents who promote themselves and certain markets through the  BP forums list properties for free when they are contacted?

@Tyler Brobst, the generation of income even though you have moved out is one good piece of documentation showing that you are using it for investment purposes.

A number of comments enthusiastically endorsed cutting out large pieces of drywall just to start assessing this problem.

Although we are targeting good neighborhoods for appreciation and to make sure we get good tenants who maintains the property well and pay rents on time, having a positive cash flow is an absolutely necessary piece to make sure we make money on the investment from the beginning instead of hoping to make money at the end when we decide to sell it.
