Hi biggerpockets I have an option on 30 acres of land in alabama that could be used for a great mobile home park or developement for new builds but I know nothing about this.

Oil areas have repeating booms and busts, sometimes creating lots of vacant properties.Property that wasn't easily finance-able (houses on leased oil company land, junk houses, mobiles on land, etc.) was sold over and over on lease options or land contracts with no deed transfer.

I am mobile home newbie investor.

So, I don't know if the seller will even consider this but I just suggested it to the sellers agent. I also don't know if I can convince my wife it's a good idea either.

I have a guaranteed dependable renter of a mobile home with 1 acre of land in a small town in MS.

I looked at a list in my area (Mobile AL) of absentee owners (inheritance) and there was only about 240.

If you don't mind me asking about your properties that you first bought, were they single family that you fixed up, mobile homes or property?
