The amount increased will likely depend on your permit (i.e. architectural drawings or whatever).While the building inspector isn't specifically looking for code violations when inspecting the garage, it's a good idea not to have any obvious issues in plain view (for example, don't have an unpermitted kitchen rehab or HVAC install in progress when they inspect the garage and expect them to overlook it when they walk through the house!). 

Then whomever moves in will get sick..Don’t assume, test.

A tenant was constantly complaining and finding things that "needed attention" so the last straw for us was that they basically lied and said they had gotten sick and couldn't stay in the house because of mold. 

Hiring, firing, training, supervision, fringe benefits (vacation and healthcare) sick days, on and on.

Google search Montgomery county flood plain map. you’ll see most of the southern side of the neighborhood is in the flood plain and there has been MASSIVE flooding in those areas.

I am sick of paying rent and would like to purchase a property that needs some work and do renovations while living in it. 

Has anyone thought about possible lawsuits from “improper cleaning” and guests getting sick?

Do you find Greenwich to be a good location for rentals or do you focus on the surrounding areas like Norwalk, Stamford or White Plains?
