Make sure the payments are affordable and that the buyer has the capacity to meet the obligation mas it comes due, otherwise, you'll have problems.

I think you sell the persona of the street-smart young Cleveland operator pretty heavily, for whatever reason, and I couldn't be sure that's all you were selling before I watched some of the comps videosYou gotta admit, there are few things you can't fake in this business (look at Morris), but reviewing comps sitting in front of the computer, you're pretty much naked and on full display to your audience.

Here are some samples of what I have done for some of my juicier fees: Working the deal for +7 months, arranged the person a place to stay (once worked a woman to the top of a list for a retirement home when she was a year wait), took them to the DMV to get valid ID or social security card from human services, contacted every relative they had for documentation for an estate, tracked an heir down in a prison in West Virginia (I was coming from Philly) to get him to sign off.

I always kid things in person as well.. ( before computers fax etc) I drive to the sellers home.. its in Los Altos Hills and the guy owns a software company he just sold for 30 million and that is late 70s LOL.. he invested over 1 million with me in the coming few years and we rocked it.. you simply are not going to get those shots wholesaling houses as your not seen as a real estate professional most of the time..

Even when I flip a home, and don't even, break even, I take pride in it, and that is enough enjoyment for me being able to give a good person a nice place to live in.
