My takeaway was it's best to find land in an OZ unless you have a major pile of money from a capital gain to spend.

Like in OZ you cant get access to MLS or Zillow or any other on line valuations.these companies would charge 5k to have a look at their super secret inventory then sell it for 30k more than market..

Although I think we have more like over 15 billion under development between your list and add to that the Sphere, Link expansion and maybe even the All Net Arena, although it is a mixed bag.

About the only thing I don't like on the Hercules is how large and heavy it is, and it's still lighter at 6.1 oz than a full-size multitool.
