That's a rough area Tim......You're going to be dealing with an uphill battle getting quality folks to take on a property like that one.

How fast you can get quality tenants, and how much cash flow they can provide.

The purpose for setting it up as a STR was simply to help defray the cost of owning and maintaining the property, but again we feel that the time we put into it is taking away from our quality of life with our family/kids.We're looking for advice on what to do with the property.

The materials are outstanding and my understanding pre covid the networking and in person classes where very beneficial .

Beyond the financial benefits, this investment also provides an opportunity to spend quality time with my children and grandchildren, as we work together to manage and grow this asset.

I would caution that any outstanding litigation or taxes would follow the LLC if something went unreported or paid.  

Are there honest and quality coaches out there?

.)- DSCR Loans - typically your best bet if you don't quality (or have "outgrown") conventional or looking to scale a portfolio or diving into more specialized markets. 

If They have an outstanding loan of $300k on a $400k property at 3% and they can auction it off for $330k, get their money back and lend it out at 6 or 7% that’s their smart play. 

As a new real estate investor this is simply too large a project for me to try and tackle, but I know this forum is full of quality investors who care about their tenants and are always looking for a deal!
