RDPD was a great place to start, but you aren't done,work towards knocking out the 2 year AA degree while getting As across the board (drop classes or slow down if you aren't going to get a 3.85 community college GPA at the current pace) so you can transfer to a top-notch public university as soon as you get out (Go Bears!)

Get yourself a 1/16" v notch trowel ( 4 bucks ) both at lowes or Home Depot. 

The door blanks do not have hinge notches or holes for the door handle, you will need to install that your self.

Our old business plan of buying conservatively at less than 70% ARV and doing a top notch rehab work is keeping me and you out of the market.

It takes a lot of effort to get the wheels rolling, but once that momentum hits, it doesn't take much to turn it up a notch or two. 

Average CAP rates are between 7-10% from what I've heard, but everyone will tell you a little differently; I've been looking for properties with at least 8%, but I'm a beginner so I just need to get in the game anyway, so I wouldn't let one-notch-shy-of-pristine discourage me.
