The majority have evictions on their record, don't make enough income or have a lot of debt under their name.Comparing other rentals on Zillow, my asking rent is $1100 while other properties are trying to rent at $1200.

Before you get there I would try to acquire a few properties however you like such as creative financing, just to get you some cashflow and to continue to grow your portfolio.

My question is around property insurance and specifically what are everyones MUST HAVE COVERAGES. 

-Have you tried co-living in your market yet?

I would ask, when you say real estate, specifically what are you trying to accomplish or do?

All groups have mentioned, wanting to try our hand at flipping independently, and I thought why not do it together. 

I realize people are trying to make a living, but anyone who cold calls me is the last person I'd use for any transaction (plus I have people for that!).  

@Trevor McCormick to piggyback off what others have said, determine if you are trying to maximize it as an investment or utilize it as a vacation home you will STR to help cover expenses, as this could dictate which type of property you are looking for. 

But normally, I haven't seen a single operator try to do multiple SFHs as much as just owning a MFH.
