I do give tenants discounts for yard work or snow shoveling, but I keep it less than what I would pay a company to do the work.As for raising the rent, use the binder method.

That might also change what strategy you use seeing as you might be able to find some ways to use less up front cash to get a property by using the BRRRR method or finding something you can force appreciation with.

I would focus on flipping to build more capital; however, if the deal allows you to use the BRRRR method then I would refinance into a DSCR loan after the rehab is complete.
