If your budget is so tight that you can't handle a small leak, what will happen when a tenant fails to pay the last month of rent and abandons the property with $6,000 in cleaning and repairs?

I'm now selling that house where I was house hacking and Airbnb for the last 10 years.  

I've taken a couple real estate courses but Big Pockets is the best and I have been binge watching for the last 2 weeks and im super excited to start investing im looking to do the Brrrr strategy and looking to pick up small multi family properties and possibly off market flips. 

Purchase price: $47,000 Cash invested: $7,000 Sale price: $85,000 This acquisition was especially sentimental to me because I have so many childhood memories on this street.

The average sale price for Condos in the NYC Metro area is $649,000 in the last 6 months. 

I saw last week that you can get trained on the JOB to repair Elevators and start at $150,000 a year.

note none of my local STRs have this good a revenue ratio; if they did I would have good cash flow on them which my cash flow on the STRs the last few years has been modest.I am still shocked my underwriting shows the COC to be this bad, but I have decent confidence in the underwriting.  

Your last deal shared was a flip in 2023.
