The last thing you want is to have a home run deal that theoretically should be a high-profit flip but is ruined because your contractor screws you over in some form or fashion (late deadlines, inaccurate scope of work, etc.).

I can't remember the last time I read a forum post about an actual transaction...the posts are almost all about "the market".

I will have to go over everything of what I want to do, and then have a talk with her to see if her goals align with mine.
