some contracts have a fee that says if u dont close on said closing date, it XX amount per day u til you close. you could also just say u broke the contract, keep the EM and DD and relist it.

Then I would fix & flip the property.So, There really are only two options I can think of. 1) Find an "off market" property that you can take "Subject To, on a "Wrap", or a "Land Contract" or a "Lease Option and proceed with either Fix & Flip or Buy & Hold or sell to a Tenant Buyer (my favorite).2) Find someone on the mainland that you can Joint Venture with in a market your finances can afford.Either way, you have to start somewhere.

yes i have the downpayment, the bank requires a 25-30% down i was thinking about using the loan for a flip i found a property for 65k it needs about 25k in repairs and houses in that area sell for $150-180k and some for even 220k with similar square footage im thinking to grab it fix it uo and worst case scenario sell it for $125k thats $35k profit im assuming $25k in repairs bc the contractor said about $15-$20k and u never know if something pops out
