All their bills are transparent and include the Utility Bill for the entire building with an easy to understand breakdown of the pro-rata charges.These 'recoverables' or 'reimbursements' are simply added to the Tenants' monthly rent bill as "Added Rent" which our Tenants have been happily paying for years.I can't say we've ever had even a single problem implementing this.

Lots of free info and education out there but if that was enough you wouldn't be on here asking.there's too much to it to explain on a forum post, but that doesn't mean it's hard.just make sure you get the price right and finding help or JV will be easy.

, we are super blessed, it was not easy but it wasn't super hard either, and the tools here at BP are a VERY good resource to Analyse deals. thank you, guys.we are renting this property now to a wonderful family, they are super happy with the place, and we are collecting $1,200 P/M rent with over just over $500 in cash flow :) I just wanted to share to encourage new investors!!!!
