And if someone clicks to schedule a showing it has a form to capture there information that goes into a crm that then starts a "prospect tenant" followup campaign including response text instantly to interrupt there search knowing we got there request and check there e-mail where we send followup information, links, directions etc etc. 

Many will have a disclaimer stating that the information cannot be relied upon and buyers must confirm all information via their own due diligence. 2.

I like them because they may point out information that can disqualify a tenant when that applicant has provided some truthful information.

Also, in general, I wouldn't solely rely on a single source, rather: 1) collect feedback from various sources, 2) decide which components are the most critical for you personally, 3) weigh in on the pros and cons, 4) speak with all of the operators to add to the list of pros and cons, 5) and only then make an informed decision.
