Congratulations on getting your foot in the STR door, starting out is always a challenge to new host but dont worry you will get there. 

I am optimistic that things might improve with this change, but I would not pay again just to find out.

Since you and your wife have renovation skills, targeting properties that need minor improvements can maximize your return on investment while minimizing the time and cost associated with major renovations.

Challenge is that I have an exclusive agreement with the seller because they wanted to list it, but changed their mind.  

Success often comes from picking properties with strong chances for rent income or those that can be improved in value.

That's the challenge with doing a 1031 with multiple properties.
