If I was to trade a $300k house for a $310k house that will cost me $10k and $347/month what amount should I ask for to make up for these losses?

The house was vacant for 5 years with a new roof (5 years ago). 

She has been in our house 118 days past the end of her rental agreement! 

I'm considering partnering with a non-profit that would manage the sober-living program; with me just providing the house passively for rent on a per bed basis. 

This creates a market for both short-term and long-term rental properties.Affordable housing, Compared to cities like New York, Washington D.C., or Boston, Philadelphia offers relatively affordable rent, or section 8 tenants, especially those who are relocating from more expensive areas. 

You've probably seen some of these before - basically, it's a visual representation of all of the materials that you'll be using for each room inside of the house.

However, these units are new and there is not a significant oversupply of any kind of housing in the area currently.

Only because it's $250K for a house?

(Previous rent was $1,300 but we're about to put in a brand new kitchen from the studs, new flooring throughout the house, new furance, adding A/C, etc).So do we just pay for it all upfront and mostly drain all of our savings, or do I let the rent pay for it and utilize our other savings to get a second property this spring/summer to increase our cashflow? 

Nd what housing is currently attracting the highest CoC and total returns potential - studio - 1bd, 2 - 4bd, or 5+bd?
