Typical example would be a house you are all in for $35-60k and they are renting for $600-800.Zillow/Trulia is HORRIBLE, at least in Indianapolis market.

At just 0.5%/m GROSS rent return, I don't see why Investors would be at all interested in it, except if the horribly expensive price is thought to soon/already be worth an even more horrible price!...

Only three scenarios: 1.) a horrible listing broker, 2.) he believes your offer was so bad it went to the bottom of his "to do" pile because he believes it will be rejected, or 3.) the owner can't makeup their mind about a number for a counter.

It's making our inventory absolutely horrible.

I'm a rental homeowner myself and I know what it's like to have horrible tenants who don't give a crap that it's someone else's house. 

Have been looking for potential deals in my area and found one that is not in the best area of town (or best looking) but not horrible and rated as a generally safe neighborhood.

. :-( horrible houses. heard a story not sure how true but the guy said it was HIS property so take it how you like it... but he said they had a severe thunder storm and he notice water dripping from one of the light fixtures on the ceiling as well as a electrical socket, thats when he went to a hotel. 

He calmly replied to my email around 1130 am the next day stating " there is an emergency situation at your property-- the situation was so horrible I couldn't even take a picture.

Overall made about 1700 for a miserable learning lesson, and pretty horrible plumbing experience in the -15 Montana Winter weather...
