I see two high end homes for rent, 50k, 70k, 210k per month..

From a personal standpoint I target 70% LTV for any investment I have that way gives me ability to sell it if I need tooI'm Canadian so it a T4 up here and yes I'm I high earner who can handle vacancies if need be. 

Managing tenants: In my opinion, self-manage is stressful, but if you have the capacity to make it work, I would highly recommend it.

There are numerous threads about sub to and many investors believe it is a high risk strategy (especially for seller) and believe buyers who use it “take advantage” of naive sellers.  

I don't have much experience with other platforms but I can assure you RentRedi sets the bar pretty high. 

Cleveland, Baltimore, Toledo, Indy etc....You will see net population decreases in most of these areas but these are the areas where the prices are the lowest in the USA and come with rents that are very high when compared to the sales price.

Crime and drugs still an issue, but getting quality tenants has not been a challenge... so far so good.

He uses poorly thought through methods, I've listened to his "methods",  Thus, he has the high amount of  Due On Sale called in a short period of time. 

Hi Daniel,Refinancing out of a high-interest bridge loan can be challenging, but you have a few potential options based on your equity, tenant situation, and FICO score. 

If you have large debt with a high interest rate, I would consider paying that off before getting started investing in real estate.
