We had our maintenance guy stop by to look at it as we’ve had to clean hair from drains before.

Even if it cost a hair more get it over a SFH,  POSITIVE CASH FLOW is KING!

Other data people… but unless you plan to only invest / work with data people, you need to learn how to distill complex analytical findings into plain English.Data storytelling tip: Use simple charts and graphs.

The IRS really doesn't care if you categorize anything and it is senseless to waste your time trying to create pie chart, etc.
