In my low income apartments, I have a core group (probably 1/3) of tenants that have been there for a long time (one tenant has been in the Pink Elephant for over 25 years - much longer than I have owned the building).

It's such a beautiful state, lots of gorgeous lakes everywhere, nature centers and parks a plenty and very nice subdivisions and neighborhoods with little to no crime that anyone would be proud to live in.

Bathrooms are ugly pink tile AND weird situation.

So I'm waiting on my first deal still, but there's a chance it falls through (condo, short sale, pending bank approval currently), and if it falls through, we're considering a 3-flat (house hacking), possibly on the southwest or west side of the city (following the pink line basically).From my admittedly little experience of the neighborhoods, are they showing any sign of appreciation or gentrification?

I did find a gorgeous house a few blocks from Angel Falls coffee shop.

The ferry ride is gorgeous, the week before last I saw orcas on my way back to Seattle.

I'd just add a shower curtain rod and maybe change the pink to white and clean up grout lines with caulk.
