Is there anything I can do to ideally get them to not list the house and sell to me, I’m assuming there might not be many options, especially since the sister and I had agreed on a price that was below market value given I was planning to invest money to remodel the home and was planning to honor his wishes of not having the home knocked down to make a townhome or new home.

If you were going to do something cool with that floor space like make space for weights, yoga, meditation or something of that nature it could be a good use and a reason to then go with a daybed, but you'd need to know that that is something your ideal guest avatar is looking for.

FSBO, expired or folks that agents cold call) may require multiple appointments because it takes more time to develop trust, identify the ideal timeline to sell and agree on pricing/commission/etc.- Warm sellers (i.e. referrals and people from agent's database) may already trust you and just want to meet to get an understanding of the process/next steps.

However, I'm still open to choosing Columbus Ohio if it's a better investment than the Philadelphia area.My priorities are:- Landlord friendliness (I don't want to get stuck in a location where its hard to get uncooperative tenants out of a property)- Friendlier Short Term Rental laws (AirBNB, etc) - Ideally lower property taxes (Not a huge concern if there isn't a big difference between the two)- Better cash flow (If the different purchase price to cash flow is substantial, I'd want the better cash flowing area)Which between these two regions would you recommend?
