My question is 2 fold: 1) If a Canadian resident has a US corporation (could be an LLC), which owns rental properties, and there are Zero payments from the US corporation to a Canadian citizen or company, how can Canada tax the US corporation, or the corporation owners, when the US Corp is not doing business in Canada?

Steel doors and frames; Gated perimeter and main entry access with high security keys that cannot be copied (not just stamped "do not copy") or an access control system that uses rfid proximity readers, with remote access; excellent dusk to dawn lighting with poly-carbonate and/or protective screens outside; timed led interior lighting common areas; a quality, well featured and easy to use remote access security camera system; card operated laundry equipment in well lighted, space with folding tables and vending machine(s); establish "House Rules" for all with a stepped schedule for fines, use the camera system and access system to identify violators (including those dumping trash in the alley) and assess fines (or report to PD) promptly and consistently; do not hesitate to get rid of any troublesome tenants...DO hesitate to accept questionable prospects.

one is as advertised  short term play ( wholesaling)   real estate is a life long career.I have been doing it 44 years now.... see how many wholesalers have been doing it 44 years.wholesaling to me is about the toughest and most risky thing to do in real estate.it works in areas that are basically sub prime and not served by the real estate brokerage communityor in a market like 2010 when you had HUGE amounts of hangover inventory.. those days they be gone.I used to fund the largest turn key operator in orlando.. who bought from the largest wholesaler in the area.. and by the way they were also licesned as you need one in FLA to be legal.. they could not do the volume they did and break the law.. well turn key is out of business and wholesaler folded up about 3 years ago.. simply not enough deals.. so with all these guru's pitching the exact same thing. your competition from everyone who has a few grand to send out direct mail is huge.. and the deals are far and few between..

A sub-servicer can be put in place easily for collections, that does not eliminate liability.The reason I guaranteed the notes originated was two fold, obviously it was a profitable venture, but it also eliminated most, if not all, of the risks of origination.Many investors seem to think you can eliminate risks with disclosures, not true, you can not perform professional services and declare that you are not responsible or that you lack expertise or simply warn your client of dangers, those providing professional services are liable for what they do.Specializing in seller financed "property management" (not sure how you see that as if you are collecting rents) is a loan servicing function.
