The fact that 8 acres were developed and 200 were left as farm is a clue there is some issue.Another first step would be to determine the possible economics of the development.

It is possible to be successful in either - it depends on your skillset, your goals, your time and many other factors.

In my experience strictly med buildings are generally developed in the same way as part of a campus or off the path a bit from the main retail corridor, so it really is only suited for that use. 

Construction loan through a hard money lender - where your purchase price and rehab budget are factored into the loan, this will give you the highest cash on cash return2.
