The separation is that income property is valued by the stream of income and the appetite for return (ie cap rate) and it's very sensitive to moves in rate, whereas SFR is far less correlated because the end-user buyer is buying because they like the school district and the way the kitchen flows into the dining room.

Good Day My name is Dined pronounced(DEE-NA-OH)im situated in South Africa , i discovered the site while i was goggling ways of investing in property without money and must say that it has been of great help . i have been reading the ultimate guide to real estate investing, and Chapter 3 focus of different real estate investments and how you make money from them.although the book states that there a number of ways of real estate investment i was just wondering as to how does one go into student accommodations?

Not the most elegant solution but looks pretty decent when painted (rest of kitchen is pretty nice with ss appliances and granite counters - bathrooms are just regular white tiles).

I still think of it as the "old people, fuddy duddy" apartment complex...right down to the independently owned beauty parlor and café on the first floor (very unusual for my area).The building itself even looks a bit "grandma"...elegant and in great condition, but a bit dated and old fashioned, with heavy Italianate type of architectural features.

If I was to make it a 3 bedroom, (2 on 2nd floor and 1 on first)  the 2nd floor t would be no living room and or dining room and kitchen is very small so on of the 2 bedrooms upstairs will serve as a living room and or living room/ dining room combo.Just curious on peoples experience with this type of property as it will be the smallest 2 family I would own.thx in advance!

As far as I can tell (I've personally seen the outside/picture only for the inside) and its not a gut job...its a remove wall paper, paint walls,remove carpet on stairs/lightly sand and refinish floors job with a large lot that would look if 2 nasty trees are removed and includes an elegantly shaped and I believe well maintained pool,  The front steps need pointing but are solid and if I pressure the concrete (all solid) it will look much better.
