As one house is paid off, start paying off the next one, and it will have a snowball effect. 

The key factor is ensuring you have proper documentation to support all the transactions, deductions, and income reported.

If major issues or concerns are discovered, provide detailed information to the seller and either negotiate a discounted price or consider walking away from the deal.Due diligence is the backbone of successful real estate transactions.

Or does anyone find that having a 5 or 6 day minimum is also effective?

Usually when you are shopping around for attorneys while also asking if anyone has used legal zoom, that individual is looking for the most cost effective solution.

However, there has been an adverse effect in the Average Days on Market (DOM) for 2+ family residential properties.

If you did not use one - unfortunately its an expensive lesson learned that in real estate transactions this is why you use the paid experts.

HOWEVER, for most investment property cash out programs you will be capped at 75% loan to value (the delayed financing piece does  not effect this loan to value max).
