However I'm exploring ways I can seek relief from the seller myself.

So no relief for a housing market that is about 200k on average. 

There is opportunity in Disaster Relief and Real Estate speculation with no concern for the eventuality of another storm.

“If the landlord makes an unlawful entry or a lawful entry in an unreasonable manner,” then the tenant may go to court to “obtain injunctive relief to prevent the recurrence of the conduct or terminate the rental agreement” and, in either case, “recover actual damages not less than an amount equal to one month’s rent” (A.R.S. 33-1376(B)).

Further, new construction, which has risen at a year-over-year pace of 20% for the last few months, will provide some additional relief.

Ask for a TTM (trailing 12 month) financial report to confirm if they provided rent relief or if there are current delinquencies, and also to confirm expenses. 

At least 10% of all mortgages are either in default or forbearance with lenders on the hook for $5.5B/month+ in mortgages they aren’t getting paid for and can’t foreclose on with no relief from the Fed in sight.
