The last three houses I have sided have cost more then 10k and that was all new construction so no demo component.

I have some experience with demo and remodeling already.

Even gutting and doing the demo (cheap) portion might be a good idea.

In addition to that bathroom, I moved into the 2nd bathroom, which is much larger, but already has an existing shower pan, so no need for a full demo.

The more you demo the more you spend.

I recently did a complete demo for a 7500 SF space between three retail units and combined them into one coworking space.

It gives the "illuaion" you did quality finishes.Paint the walls, a nice blueish grey color and paint all trims white.I would NOT demo the house.
