Just wondering about the configuration for shared walls & common areas and how that's working with your MTRs (if that's the case).

As far as a heat source goes, you definitely need one in Ohio...and if you have utility gas, you have multiple options that will suffice...having a dedicated furnace is nice, but if the property isn't setup for that configuration you may have some added costs with installation. 

The building was previously configured with 4, so we added a fifth meter and this is where it gets interesting.

We waver on whether to list it as a 2 bedroom or 3- it IS three true bedrooms but the third is quite small and would fit just a twin bed or a desk based on the configuration.

All in different configurations.  

And yet the neighborhood around it is going up, so we can capitalize on either a complete remodel or making it a tear down in the future.Its not so much about comparing what we like to do vs a long term buy and hold, but rather we have a long term buy and hold with multiple outs.So for instance (a real example), we bought a 3 bedroom with a weird configuration, some odd things like 7 inches between the lower and upper cabinets in a transitional neighborhood right near downtown.Purchase price was $180K, 2,700Sqft, the house most recently had rented for 1,300/M.......Although it was configured as a SFH, the property is zoned MF.We put in about 30K to turn a loft into a bedroom, added a couple of closets, closed up a door, painted, put in some flooring,  redid the privacy fence,  etc etc. 

New configuration - Apartment A: 2 bed 1 bath, Apartment B: 3 bed 2 bath. 

@Andrey Y.Learning to use Quickbooks is pretty easy once you have the software configured for your business. 

I'm not sure how to configure the keyword(s) so I'm only notified for the city in my state.Appreciate any assistance.

You would need to work out whether or not the expense of holding the license makes sense if you're not actively using it.Thanks for the info - I can never have enough actual rental and price info :)We've currently have three configurations of property that will cash flow at current market values here in Nanaimo.
