I am getting a mortgage for about $175k, putting 70k down, and the rent of approx $1900 is a near breakeven cash flow investment when I self manage.I am sure there are investors out there getting better returns than this, but I am a busy working man with a family and I am playing the long game.

I'm still right side up due to getting a deal and finding a tenant who was willing to pay above market rent, but the point is this is a cash intensive business and little things can quickly add up to a lot of expense.

Once you think there is no law pertaining to the activity then the work begins this is a belly to belly business your not going to do this on E mail and text messaging .. you will need to be able to sit down with these folks or it will never happen.

Now of course there are still deals to be had out there, I am not saying that, but its a lot harder to find those deals today than five years ago when everything was a deal due to low interest rates.We are always buying but this is my business, so we have a team etc. to manage it.
