With your experience and possible skillset, perhaps finding a company to sponsor you for a green card may be a better option?

I would acquire in cash and then refi into longer funding. #4.

The macroeconomics are on fire here - population growth, job growth, and companies moving and developing here.

As a realtor, investor, and owner of a construction company in College Station, Texas, I understand the importance of having trustworthy and efficient workers.

Hopefully in just a few years the cash flow can help fund your Primary rehab and enlargement.

That may not apply to you, as a financial professional, but I thought I would share the story.Obiously you could re-lever your portfolio to bring the ROE back up, but then you have to place those borrowed funds somewhere that nets a high enough return that the portfolio is ahead, given the drag of the interest and any transaction fees.
