They've been on top of getting in touch with tenants on rent collections, given all that's happening with C19.

This must be overpayment that has collected as a balance.

But how do I need to work with the 14% rate in Allegheny County versus what looks like 7% in Butler County, just to the north of us, as well as the other six counties that surround this one and collectively make up the Greater Pittsburgh MSA? 

In the last 30 days the tenant could have initiated a bankruptcy, had an eviction added to their record, been sent to collections by a creditor, etc.

legally, as a cost basis of the house, it should have been included in the closing documents because it impacts things like taxes collected by the state, etc.  

I understand why you want it @Kiefer Cheney, it automates rent collection AND late fees if needed.

Most property managers I know don't charge rent or owner payments fees.The important thing to remember is that a good PM does much more than collect rent.

One thing is potentially 2022 and 2023 taxes have not been collected and those are also owed. 

And my tenants are paying these off for me while I collect much more cash flow.
