Not saying it will happen for next 10 years  but it would give some idea:) I usually look at it and multiply it by .6 just as a  safeguard Do you just look at the price changes for the last 10 years to get this number? 

Assessment has nothing to do with what you paid anyway.You father can sell the house for a dollar in that sense does not mean they will look at that number to decide the value of it.In some places the purchase price does change your assessed value.

I do think it is worth it, but I am not sure how much it has changed since it was Left Field Investors.
