The value add was through the rehab that consisted of a new roof, updated the fuse panel to a breaker panel, new LVP flooring throughout, minor bathroom updates and paint, repainting the entire interior, adding new hardware and paint to existing kitchen cabinets along with new countertops and sink, new stove and rangehood, and lots of overall minor deferred maintenance.

There is settling on the entire right side of the duplex (he recommended a structural engineer be ordered).Everything else is cosmetic in nature (resurfacing/replacing of tubs, cabinets, trim, etc).

If the cabinets, walls, windows basically everything other than appliances > 30 years old am I completely out of luck because everything is fully depreciated or do I walk away with the limit specified in the policy minus deductible of course?

My next step is to possible Air BnB proof it with certain locked cabinets and locked storage space that will allow me to easily prepare it for AirBnB on the weekends.
