Plan on a year of study and learning before you spend any money.

.   :-)As my accountant can attest, it changes by a LOT every year -- I get bored easily and change up what I focus on pretty often (shiny object syndrome, but in a good way, I believe).

If it's taking longer than that, consider whether your price is too high or your marketing needs improvement.Take 10-20 minutes every day to study the market on Zillow, Zumper, Apartments.com, REALTOR.com, etc.

I need to study more markets to see where the right investment will be.
